Start with your own budget

Write down a monthly housing amount you are comfortable with, alongside your other commitments and savings goals. Keep a separate list for the down payment, closing costs, moving, and money you want left over.

Understand what the payment includes

A quoted principal-and-interest payment is only part of the picture. Ask about taxes, insurance, mortgage insurance, and any association dues. Identify expenses you would pay separately.

Compare like-for-like loan offers

Compare Loan Estimates for the same loan amount and type. Review the rate, loan term, upfront charges, credits, and cash needed at closing. Ask why estimates differ rather than choosing by rate alone.

Bring questions, then confirm the next step

Ask: What documents do you need? Can this payment change? Which fees are lender charges? What conditions remain before approval? Request an explanation of anything you do not understand before making a commitment.
